Jamestown Shores
Build Requirement Overview
The intent of these restrictions is to provide a harmonious setting throughout the plat
and prevent expectations from not being met. Upon closing of a lot, the architectural
plans will need to be submitted and approved by the Jamestown Shores Architectural Review
Committee (ARC). Review fees apply($500 for off lake lots and $725 for on lake lots) and will be payable when plans are submitted for review/approval. This committee has been formed by the developer to ensure design continuity, to protect all owners’ investments in their homes, and to facilitate a smooth process for approvals. The design standards described within the association guidelines set a precedent for a consistent architectural language, and a pleasant, compatible
image for the homes’ design.
Minimum Size Restrictions

2,000 SqFt ranch
2,400 SqFt 1-1/2 story (with a minimum of 1,500 SqFt on the main level)
2,600 SqFt 2 story (with a minimum of 1,600 SqFt on the main level)
Parcels: 1, 2, 3, 4, A, 5, 6, 7, 8, B, C, 9, 10 - On Lake Lots
2,200 SqFt ranch
2,400 SqFt 1-1/2 story (with a minimum of 1,700 SqFt on the main level)
2,800 SqFt 2 story (with a minimum of 1,700 SqFt on the main level)
*Garage requirement for all parcels: minimum of 2 stalls, attached
*Refer to the “Architectural Review Checklist” that is required for each property owner
to submit to the Architectural Review Committee prior to any construction commencing
on site.
Architectural Requirements
​
Homes must have 30ft minimum of house width showing on the front of the
residence, not including face of garage, a side loading garage may be considered
in the house front.
Front loading garages may not be more than ten feet (10’) in front of the
residence. Angled garages and side loading garages may be allowed to exceed
10ft projection of house at the discretion of the Architectural Review Committee.
Front of home will have a certain percentage of natural materials or composite/
fiber cement siding. Vinyl Siding is permitted but not on front of home. Some
“return” wall planes on/near the front of the home that are highly visible from
the road should also be an approved material other than vinyl (at the discretion
of the review committee). The front and sides of home shall have a minimum
3.5” trim, composite or fiber cement, around front windows and doors (from
front corner to front corner). Aluminum wrapped trim is not permitted on the
front of the home.
There will not be a specific roof pitch requirement, though the roof pitches
should be similar and support the specific style of the home around all elevations
of the home – to the discretion of the review committee. All roof pitches to be
labeled in the drawings submitted to the ARC.
House color required for approval. All exterior colors must be labeled in the
review checklist that is to be submitted with the drawing set for ARC approval.
Site Requirements

Tree Clearing: No Tree clearing within 20 ft of side yard property line and 40 ft of rear
property line. Pockets of existing trees are encouraged to be left in parts of the front
yard.
House Minimum Setbacks from property lines: Front setback = 50 feet (from right-of-
way), Side yard = 20 feet but 50 total between the 2 sides, Rear yard = 75 feet. All homes on the lake will need final approval on set back from the lake. It is our goal to have all of the homes have similar set back and not block any views.
Landscaping
​
Must be completed within 3 months of home completion. Homes completed within the
no grow season (Nov – Apr) shall be allowed to delay until landscape season (May – Oct)
and complete within 3 months of season opening.

Pools
Pools are allowed. Placement on the lot requires approval by the ARC committee. Fencing around pool is required by law. Style of fence requires approval. You may also have an auto cover installed.
Sidewalks
Lake side lots will be required to have sidewalks installed upon completion of your home.
Outbuildings
​
Outbuilding/ accessory building setbacks from property lines: Side yard = 25 feet, Rear
yard = 75 feet.
Outbuilding siding colors to be submitted for approval.
Roadside of outbuilding to match exterior characteristics and design of the house.
Township Zoning requirements: Accessory building size is based on a lot coverage
percentage. 3% total lot coverage for the first 30,000 square feet of land area and 4%
for all land area over 30,000. Essentially its 900 sq. ft. for the first 30,000 square feet of
land area and 4% for all the remaining square footage of a parcel. Setbacks for accessory
buildings are 10’ minimum from all side and rear property lines and 10’ minimum from
the dwelling. Barns are not permitted without a house on the property. Accessory
buildings cannot be placed in front of the dwelling unless a special use permit is granted
by the planning commission. Lake front lots will require the accessory buildings to be built on the road side. Homes will be required to be on the lake. The minimum setbacks by Ordinance are as follows: Front= 50’ from the road right of way. Sides: 20’ minimum with two total of 50’. Rear yard =
75’. Refer to the township zoning requirements for all details. All accessory buildings/
outbuildings must be submitted to the township plan reviewer as well as the Jamestown
Shores ARC for review and approval.
*These are quick reference points for the design and planning of the Jamestown Shores
lot build-outs. Refer to the Declaration of Residential Use Restrictions for further details
and requirements. The Architectural Review Checklist and all drawings described therein
